We have worked with MBS Demolition for many years and they have always been great to deal with. Reliable, well organised, and a pleasure to have on site. They communicate well, keep things running smoothly, and consistently deliver a high standard of work.
Hands-on demolition.
Where machines don't fit.
Specialist strip-outs, hands-on demolition and tight-access excavation for Sydney's premium residential market. Architect-designed homes, heritage terraces, clifftop builds. The sites where a 30-tonne excavator won't fit and a careful hand does.
Specialist work
for careful sites.
We pick the jobs most demolishers walk away from. Premium homes, heritage terraces and sites where access is tight, neighbours are close and the finish matters. Hand tools, mini-ex, and a crew that treats the site like it's theirs.

What a day
on site looks like.
Project Bellevue Hill with our 3-tonne Kobelco making light work.
No hype. Just the gear, the team and the job getting done.
Good word
travels faster.
Most of our work comes from referrals. Builders who know we'll turn up, homeowners who pass the number to their neighbour. Here's what a few of them have said.
We have used MBS Demo on my projects multiple times over the last 5 years and find them extremely professional, safe and clean. Mitch and his team are always very reliable and are always communicating with me about progress and any unseen variations.
From start to finish, the team brought an impressive level of professionalism, efficiency and attention to detail. Every step was handled with care and precision, and the site was left clean and ready for the next phase. I wouldn't hesitate to work with them again.
Quiet craft, serious muscle.
Demolition is the first trade on a premium build, and the first chance to knock a program off its rails, damage something expensive, or upset the neighbours. We take all three seriously. Every job is planned for the access, crewed with hand tools where machines don't belong, and left clean enough for the next trade to start the following morning.
Mitch runs every site.
Not a call centre. Mitch (the bloke who answers the phone) quotes every job, walks every site and is on the tools when it matters. 8+ years, family-run.
Mini-ex, dumper & tippers.
The right-sized fleet for the job: 0.7, 1.7 and 3-tonne mini excavators, an 800kg tracked dumper for tight access, and 2, 3 and 6-tonne tippers. Plus a crew that still knows how to swing a sledgehammer. No subcontractors, no middlemen.
Fully licensed & insured.
Licence AD213492. Public liability, workers compensation and SafeWork NSW documentation. All current, all on file, ready for the builder, architect or certifier.
Up to 90% recycled.
We sort on site. Concrete, steel, brick and timber. You get the recycling dockets and tip paperwork with the final invoice, not just the promise.
From first call
to clean handover.
Four steps, no surprises. Most jobs start with a phone call and end with a tidy, level site ready for the builder. Here's what happens in between.
Get in touch
Call, email or fill the form. Tell us the address, the scope and your timeline. We'll book a site inspection, usually within 48 hours.
Site inspection & quote
We walk the site, measure up, photograph and note access, services and any hazards. You get a clear, itemised quote back within a few days, line by line, so you know exactly what you're paying for.
Approvals & mobilisation
Permits, SWMS, traffic management and licensed asbestos removal if needed. We coordinate the lot. Crew and plant arrive on the agreed start date.
Clean handover
Site left swept, level and ready for the next trade. Waste removed, recycling tracked, final walkthrough and photos sent with the invoice.
The stuff people
ask us most.

How much does demolition cost in Sydney?
Prices depend on the size and materials of the building, site access, asbestos, and what has to happen to the waste. As a rough benchmark, a straightforward single-storey knockdown in Greater Sydney typically sits in the low-to-mid five figures; a two-storey or tricky-access job goes up from there. Rather than guess, we'll visit, measure up, and send back an itemised price so you can see exactly what you're paying for.
Do I need a permit or council approval?
Most residential demolitions in NSW need either a CDC (Complying Development Certificate) or a DA (Development Application) through your local council. We've worked with councils across Greater Sydney and can point you to the right path, or coordinate with your builder, architect or certifier so the paperwork is in order before we lift a finger.
Do you work on heritage homes or occupied sites?
Yes. A good chunk of our work is in occupied terraces, semis and heritage homes where the family is still living next door (or upstairs). We work hand-tool first, sequence the demo to protect party walls and retained structure, and run dust and noise controls that neighbours can live with. If the job has a heritage order, retained façade or listed features, we'll plan the sequence with your architect or heritage consultant before we start.
Can you work in tight-access sites?
That's most of what we do. We're set up for single-side-entry blocks, narrow laneways, clifftop builds and inner-city terraces. Mini excavators, skid steer, conveyor belts and a crew who's used to getting plant in and spoil out without touching the driveway, the neighbour's fence or the existing dwelling. If a 30-tonner won't fit, we usually can.
What about asbestos?
Most pre-1990 homes contain some asbestos: eaves, wet-area sheeting, old roofing. We'll identify it during the site inspection and coordinate licensed specialists to remove and dispose of it legally, with full EPA paperwork and air clearance before the main demolition starts. Nothing gets dumped in landfill without the right documentation.
How long does a demolition take?
A typical single-storey house knockdown takes 2 to 5 working days on site, plus a day or two either side for set-up and final clean. Strip-outs are usually faster (1 to 3 days for a kitchen or bathroom). Commercial and multi-level jobs depend on scope, hoarding and access. We'll give you a realistic day-by-day plan with the quote, not a vague "few weeks."
What happens to the waste?
We sort on site. Concrete, brick, steel, clean timber and metals go to recyclers. Up to 90% of what we pull down gets a second life. Only unrecyclable or hazardous material goes to landfill, and you get the tip dockets and recycling paperwork with your final invoice.
